- An out-of-state buyer arrived with kids and two dogs in tow, only to find that their closing had been delayed a week. A hotel would have worked, but Alden moved them into her home (dogs included) until they could get into their own home.
- Alden’s sellers already had moved to Virginia and an ice storm was headed toward Fort Worth. After speaking with her clients, Alden discovered they had not prepared the house for the major winter storm. Alden and her husband, Richard, went to the house at 11p.m. with their flashlights to cover the outside faucets and left the inside sinks dripping water.
- Alden’s sellers were about to close on their house when a neighbor had a court-issued injunction put into effect because of an easement issue. Alden escorted the sellers to a recommended attorney, and “held their hands” throughout the ordeal, which was favorably resolved.
- A seller had an unknown lien against his house that was discovered a few days before the closing. The seller already had moved to California, so Alden worked closely with the title company to get the lien removed to achieve a timely closing.
- Alden represented buyers that lived 300 miles away and the option period on the house they planned to buy was expiring at midnight. She received a call from the buyers at 10 p.m. They could not remember the look and details of the kitchen and there were no photos on the Internet. Alden went to the house with her camera phone, took the photos of the kitchen and had them to the buyers within the hour. They were able to make an informed decision and proceeded with the purchase.
